Firstly book a Viewing - Please book an appointment to see a property as a whole group, 24 hours in advance so we can give our tenants notice.
Pay the Agency Fee to Reserve your house - An agency fee per person is payable. This is non-refundable. Each person must complete and sign an application form in full.
Completed Guarantor Forms & References must be returned to the office prior to the contract signing. Everyone must have a guarantor form to be returned to the office within 7 days of reservation as well as a reference from current landlord.
Book a contract signing - Once all guarantor forms and references are in you must book an appointment to come in to sign the contract together within 14 days of reservation.
Sign the contract - Everyone must attend the contract signing at the booked time, with the bond and 2 forms of I.D.

The staff will chauffeur you around prospective properties and answer any queries or any negotiations between the landlords. We're available to hold viewings at times to suit you on weekdays, evenings and at weekends.
Reserving your property
There are only so many properties on the market, so don not get caught hesitating and miss out.
The reservation process is simple, once you think the house is right for you simply fill out a short application form in the office and put down your full agency fee and your reservation is complete. The agency fee takes the house off the market and reserves it for you, meaning nobody else will be shown around.
We will provide you with a Guarantor form, a draft tenancy agreement and a form explaining what you need to bring in to the contract as well as the next steps to take before signing a contract.
The agency fee covers the cost of considering the application, taking up References and preparing documentation relating to the tenancy
Please note this fee is non-refundable in the event that references prove unsatisfactory or the tenant withdraws the application before completion.
A Guarantor is someone, over the age of 25 and who owns their/a house this is usually a parent, who promises to meet the terms of the tenancy, such as paying rent. Your agreed guarantor will need to complete the appropriate form which you must return to office 7 days after reservation. You will need a UK home owner over the age of 25 to complete the Guarantor Form, they will need to provide a copy of their photo ID and proof of address. If you cannot provide a Guarantor, speak to a member of staff, you may still be able to take a room.
You will need to obtain a reference, if you are in halls you will just pop down to reception and they will print one off for you. Alternatively we will contact your letting agent / landlord employer and do the leg work for you.
Day of Contract Signing
You will need to book your Contract signing before the 14 day expiry date to secure the property. At the contract signing all tenants must be present. You will be signing the contract similar to the draft version we gave you on reservation, we usually use a standard assured short hold agreement (AST). You will also need to bring 2 forms of I.D as well as your Bond that we will protect in the office for you.
