Our trained and helpful staff will be more than happy to assist tenants in finding a property to rent that will meet their individual needs. 2let2 has an up to date and comprehensive list of properties available both in the office and online.
At 2let2 we understand that everybody's schedules are different.
The offices are open Monday - Friday 10.00 am - 6.00 pm.
Saturday 10.00am - 3.00pm.

Having identified prospective properties, 2let2 will arrange for you to visit the property at your convenience subject to the tenants/landlords permission.
Viewings will always be accompanied by a 2Let2 Agent and we will meet at the office where we can discuss your requirements in further detail.
Our staff will chauffer you around prospective properties and answer any queries or any negotiations between the landlord.

When you find the property you like with 2let2, contact the office as soon as possible to register your interest
You will be required to come into the office and fill out a personal application form and provide two forms of identification i.e. passport, driving license or Student card
You will be required to pay an administration charge of a quarter of the months rent, this will need to be paid in full before the property can be removed from the market . Until this is paid 2let2 will have to continue the marketing the property.
At this stage the following information is agreed with the landlord: -
- The rent and bond is confirmed.
- The date of the commencement of the tenancy.
- The duration of the tenancy i.e. 6 or 12 months.
- Additional facilities in the property if required.
- Any other questions you may have relating to the tenancy.

The administration charge can be refunded if the landlord refuses a tenancy before the contract signing
However if the tenant declines from the tenancy or fails the referencing, or incomplete or inaccurate information is given in the tenants details form, you will forfeit the administration charge.
At this point a contract signing date will be arranged and a blank copy of the tenancy agreement will be given so that you can read through before you are required to sign. You will also need to provide a reference before the contract can be signed and completed.

The bond is normally equal to one months rent + £50 per room for houses and one months rent + £100 for flats & appartments. However, different landlords do have different policies so please ask when paying the administration fee at the office.The deposit is held to cover any breakages, damage, or other household liabilities. The deposit cannot be used by the tenant to cover rent.
If you are signing your contract less than 7 working days before you move in, the monies will have to be cleared funds i.e. cash/bankers draft, alternatilvely if its more than 7 working days we will except cheque payments. Unfortunately we do not except credit or debit cards for the bond payments.

If 2let2 are the managing agents 2let2 will hold the bond deposit as a stake holder in a secure client account until the termination of the tenancy. If the property is not managed by 2let2 then the landlord will hold the bond.

It requires landlords to register details of the start and end of all Assured Shorthold Tenancies on which they take a deposit.
